When is it Time to Replace a Shingle Roof?

In Arizona, knowing when to replace your roof can make all the difference for your pocketbook. Colossal temperatures in the area may affect the lifespan of your roof, so you should always be on the lookout for signs of wear and tear before the yearly rainy season. Instead of being blindsided by leaks and water damage throughout your home, you can monitor the roof and have it replaced when the time is right. Asphalt shingle roofs can last anywhere from 20 to 40 years, depending on many different factors.

Material Matters

The materials used to make shingle are what’s key to longevity for a roof. Asphalt shingles, which are referred to as organic shingles in the industry, are made with a layer of cellulose fibers or recycled paper topped with asphalt and gravel. These have been around for decades and are used for the majority of homes in North America. However, these shingles are not very good at taking a beating from the sun, which can pose a problem for Arizonians. When damaged by the sun, these shingles may start to curl and become brittle to the touch.

Luckily, within the past few decades engineers have designed a new and improved shingle that can withstand higher temperatures than their organic counterparts. Instead of the organic layer of cellulose or paper, a layer of fiberglass completes the shingle. The fiberglass allows the material to expand and contract much more, so it can withstand the heat more efficiently – leading to increased longevity for the roof.

Harsh Climate

Constant heat over 100 degrees for months on end can severely decrease the lifespan of your shingle roof, depending on the type of shingle used and how well it is maintained. If a roof is properly vented, it is much more likely to be able to withstand the heat. Venting simply means that the temperature around the roof is kept as even as possible to decrease expansion and contraction of the material – which can add years to a roofs’ lifespan.

Level of Care

No matter how well a roof is installed, if it is not properly maintained, its lifespan can be affected. Annual inspections at the end of the summer are key in Arizona. Also, look for any debris on the roof that could trap moisture and lead to damage, including leaves and branches.

Warning Signs
Granule loss is one of the first signs that a shingle roof needs to be replaced. Lighter colored roofs will show granule loss better. After granule loss, curling is soon to follow – a clear sign that it’s time for roof replacement.
